Modula, headquartered in Fiorano Modenese near Modena, Italy, develops and manufactures vertical storage lifts and warehouse management systems. As part of the global expansion of the company, which was founded in 1987, a construction project for a new production facility with a total area of 2,200 m² was launched in Gersthofen, Bavaria, in May 2024.
As the general contractor, Stadler ISOBAU oversaw and implemented the entire construction project, including all interior and exterior facilities, so that it could be handed over ready for occupancy in September 2025. A total of approximately 90 tons of steel was used for the project to convert approximately 1,800 m² of space. The entire width of the hall, 32 meters, was spanned with truss girders, and the façade was constructed of Isopaneel in three different shades of black as well as glass.
The construction project has a total height of 14.6 meters and houses an office area over three floors as well as a hall area with a floor space of 1760 m². Adjacent to the second floor is a technical level housing ventilation equipment and two air-to-air heat pumps. These heat pumps are used to heat the entire building or, in summer, to cool the office area thanks to a changeover function.
The heat is distributed via concrete core activation and, in the office, via air conditioning cassettes. In addition, the entire office building is ventilated by a central ventilation system. Thanks to excellent insulation, pleasant temperatures are maintained at all times and the low-energy standard is met.
In order to minimize negative environmental impacts, part of the electrical energy required is generated by a photovoltaic system on the roof. Energy-saving LED lighting in both outdoor and indoor areas also supports this goal. Additionally, the development of Legionella bacteria is counteracted by decentralized hot water treatment.
We were present at the grand opening on November 18, 2025, together with public representatives such as the district administrator, mayor, and Chamber of Industry and Commerce, as well as employees from Modula branches around the world and the founder and owner, Mr. Stefani.
